Vancouver Island holds an unusual concentration of long-tenure retirement housing. Qualicum Beach has the oldest median age of any town in Canada at 67.5, across a population of 9,303 in the 2021 Census. Parksville's stock is heavily strata and patio homes bought by people who had already downsized once. Nanaimo runs from downtown character houses to 1990s subdivisions and holds the only real range of buyers for the contents. Ladysmith adds heritage housing plus acreage at Saltair, Cedar and Yellow Point, where a clearing job takes in shops and outbuildings as well as the house.

Questions that come up

Does the house have to wait for probate before it can be cleared?
Household contents are almost never what holds up an estate. The Form P1 notice has to sit for 21 days before an application is filed, and the court then takes generally two to three months to process it — time in which nothing about the contents needs to wait. Anything of real value should be appraised and accounted for first.
Does anyone need to know what things are worth before calling?
No. Sorting what has resale value from what does not is part of the work, not a prerequisite for it. Island Estate Clearing walks the property, identifies what is worth selling, and puts the rest through donation, recycling and disposal.
What happens if the executor lives out of province?
Estates here are very often handled from Calgary, Toronto or further afield. Island Estate Clearing works from photographs, a video walk-through and written updates, and the property does not need anyone present on the day.
What is done with belongings nobody in the family wants?
Items with resale value are sold, usable household goods are offered to local donation channels, and what remains goes to recycling or disposal. A written summary of what was sold and what was given away can be provided for the estate file.
